Plan of Area 4This would involve redevelopment of the cottages in Broadway, Jewsons Yard and the Queen Street frontage down to York Road. Some of this area is derelict, (58-62 Queen Street) and the residences in Broadway are inappropriate for a town centre location.

We propose extending the multi-storey car park onto this site, possibly with residences above (similar to the Sainsbury’s site), linking by means of a high level bridge to the existing Nicholson car park.

Assuming Nicholson’s is redeveloped this would allow the closing of the present entrance and exit and feeding this car park via a new entrance turning in South from Broadway and an exit into Queen Street near York Road. Servicing would remain along Cullerns Passage area underneath the new development.

It is proposed to realign Queen Street at the corner with Broadway to allow easier exit for goods vehicles from Nicholson service deck and to extend the perceived area of the new town square. Developments should be set back from Broadway with some landscaping. A new entrance from the South East could be formed with the Nicholson redevelopment approximately where the car park entrance is presently located. This new car park development should include new Public Toilets.

The Queen Street frontage would remain largely retail with residential above and could include possibly moving the present hot food / takeaway businesses further south along Queen Street. It would be important to retain an A1 (retail) frontage to help form the link from Nicholsons and High Street through to Grove Road and the superstore.
