A town review – Maidenhead’s metamorphosis

AREA 2

Back to Maidenhead's metamorphosisCovers the sports field/Bowling Club and other uses fronting York Stream, which have been considered recently for redevelopment and relocation of existing users

Plan of Area 2We consider this an anchor site in the town as the largest space available and urge that the best use is made of it. The most attractive format for retailers and the general public is a superstore with ample parking in front. This is the format which is most valuable to both the town and the occupier and would be a tremendous economic boost to Maidenhead. A mixed food and non-food superstore would pull back to the town major shopping trips lost to Slough, Windsor, High Wycombe and even Loudwater at the moment.

‘Spin off’ business from this site for the centre would be considerable because it is within the physical boundary formed by the relief road and railway line. But links to the town centre must be improved and depend on Area 3’s redevelopment to maximise the potential. The existing sports uses could be relocated to the northern part of Braywick Park or possibly to the Spencers Farm area, both areas of greenbelt where such uses would be permissible.

Traffic would access the site via a new roundabout in York Road and may require light controls on Forlease Bridge Road. It would be essential that Stafferton Way is extended to the Oldfield Road junction (off plan) as proposed.

Pedestrian flow should be encouraged via Grove Road through Area 3 to the Nicholson’s Centre and via a new pedestrian tunnel through the embankment to Homebase and Stafferton Way.
